LintelHQ was founded on a simple observation from the front lines of property management: every COI tracking tool obsesses over the manager's dashboard, while the actual bottleneck — the vendor being asked to dig up a certificate — gets a fee-based portal and a password reset.

The wedge: the fastest path to “Approved”

Mid-market multifamily operators — the companies running 1,000 to 10,000 units — carry real liability on vendor compliance but rarely have the risk-team headcount of a REIT. They inherit the worst of both worlds: enterprise-grade exposure, spreadsheet-grade tooling.

The incumbent answer has been vendor credentialing networks that charge the vendor an annual fee. That model finances the platform, but it slows everything down: vendors resent paying to work, response rates fall, and property teams spend their weeks chasing certificates anyway.

LintelHQ inverts it. The operator pays for the platform; vendors get the fastest possible path to approved status — a magic link, a phone camera, a broker hand-off if that's easier. When uploading takes five minutes and costs nothing, compliance stops being a standoff.

Where we come from

LintelHQ is built by a small team with a background in operational software for real estate and financial services — people who have sat through owner audits, watched invoices stall on missing W-9s, and rebuilt one too many COI spreadsheets.
